Remarkable renovation by Mini Inno in Mount Washington

There are house flippers, and then there’s MINI INNO, a design studio that separates itself from the humdrum renovation pack and defines what it truly means to reimagine a home.

MINI INNO is “a boutique interior design studio based in Southern California. Our heritage and upbringing gave us close ties to Eastern philosophies, but it was through the design process that has allowed us the opportunity to continually learn, cultivate and try to apply these concepts into material form. With every project we work on, thoughtful intention is practiced, imagining how the space can nurture one’s spirit and soul. Simplicity, calmness, a respect for materials and the environment, and a connection to nature are what we strive for in our designs.”

Combining organic materials like reclaimed wood and concrete against a soft white color palette, the residence they’ve named Koya House successfully represents their thoughtful approach.

Sited on a flat quarter-acre lot at 4470 Beauvais Ave in Mount Washington, the completely reworked three-bedroom, two-bath dwelling stands wrapped in a coat of smooth stucco. The single-story residence opens to exposed ceilings above and concrete at your feet. Strategically placed doors and windows throughout the 1,445 square feet of living space bring in natural light and afford a seamless connection with the outdoors.

The public space comprises an open-ended galley-style kitchen with built-in shelves and raw wood cabinetry, a dining area, and a living room. Down a glass hallway with views of an aged olive tree, you’ll find the primary bedroom with an ensuite bathroom fitted with a travertine trough sink and walk-in atrium shower and bath.

Outside, the grounds are simple and thoughtful. Wide concrete pavers, stairs, and lawn lead to various moments: a vegetable/herb garden surrounded by multiple citrus trees, a pad of decomposed granite with a fire pit perfect for nights outside with friends, and a future spot where you’ll consider adding a pool or an ADU.

Currently asking $1.589 million, 4470 Beauvais Ave also includes a detached garage that makes for a perfect office or studio.
