A few years ago, Austin purchased his first home. It was a stylish, Spanish bungalow in a Tenants in Common community. This sparked the idea of buying a property and living with his friends. The goal was to find two separate houses on a lot where they can each enjoy private outdoor space. We searched. And searched. Then Larga Avenue hit the market, checking all of their boxes.



The House Tour
The first house is a classic two-bedroom Spanish bungalow. The well-lit interior opens to a living room lined with hardwood floors that extend throughout the home. A decorative fireplace, flanked by double-hung windows, and a built-in desk hutch offering glimpses of the dwelling’s 1930s origins.
From here, you enter the galley-style kitchen with tiled countertops. There’s a cozy breakfast nook with floor-to-ceiling scalloped built-in cabinets, along with a painted shut, insulated opening we’re sure was a milk door built into houses to keep milk bottles cold.



The other opening off the living room leads to a center hall with two bedrooms on either end and an updated bathroom featuring a dual vanity and designer tiles. A finished one-car garage is accessible from the street-facing bedroom, offering flexibility as a studio, gym, or creative workspace.
The second home is positioned to the rear of the property. This modern two-bedroom dwelling offers an open floor plan. The kitchen features a breakfast bar with quartz countertops and newer appliances, while abundant natural light and an in-unit washer and dryer are added pluses.
These two separate houses on a lot enjoy excellent separation and generous usable yard space. It’s ideal for living together and for living separately with friends.



The Neighborhood
This property stands on a tree-lined street in Atwater Village. A few blocks away is the pedestrian-friendly commercial strip where McCalls, a butcher shop, Spina, an Italian food and wine restaurant (try the branzino – it’s delicious), and Black Elephant Coffee line the street. There’s also a weekly Sunday Farmers’ Market where you can grab farm-fresh produce. For outdoorsy folk, there are many access points to the Los Angeles River where you can walk, cycle, or ride your horse along the paved paths. And there’s Griffith Park.
