Surrounded by lush landscaping, this grand Spanish-style home stands hidden from the street. Past the verdant front garden, the home opens to a foyer and unfolds in a series of formal spaces layered in light, color, and texture that are equally striking and inviting. The multi-level dwelling has four bedrooms in the main house and another in the guest house, which is currently used as a studio for a luxury collection of handmade vintage Moroccan rugs. Located on a coveted street north of Los Feliz Boulevard, the house is a stroll from the neighborhood’s cafés, restaurants, and boutiques that line Hillhurst and Vermont Avenue. It is moments from Griffith Park and the landmark Griffith Observatory.

The House Tour
The gated entry opens to a verdant garden paving the way to the front door. Inside, the home opens to a foyer and unfolds in a series of grand, formal spaces layered in light, color, and texture.
A formal living room, anchored by a fireplace, is currently organized to offer multiple opportunities for gathering. You can spend an afternoon reading a good book on the teal loveseat in front of built-in shelves, flanked by windows framing the greenery of the front garden. Or gather with friends under the dangling starburst chandelier. There’s even a piano to practice your scales.

A hand-painted abstract mural by Fromental of California’s mountains sets a dramatic tone for the dining room. The kitchen is dressed in dusty lilac cabinets with a large island and stainless steel appliances and flows into the breakfast area and the lounge-y den.
The lower level features a family/screening room with a laundry room + bathroom. Upstairs holds the bedrooms, with the primary offering a walk-in closet, ensuite bathroom, and distant views of Downtown LA.
Outside, lush rear gardens feature a swimmer’s pool and a guest house currently used as a studio for a luxury collection of handmade vintage Moroccan rugs. Along with a detached 3-car garage

The Neighborhood
The residence stands on a coveted street north of Los Feliz Boulevard. It’s a stroll from the neighborhood’s cafés, restaurants, and boutiques that line Hillhurst and Vermont Avenue. Among them are Maru, my favorite coffee shop, and All Time, serving a delicious salmon bowl with sushi rice.
You’re also near Griffith Park. The park offers miles of hiking trails. A well-traveled trail is the Ferndell Trail. When you get to the top, you see panoramic postcard views of the Hollywood Sign, the downtown skyline, and access to the historic Griffith Observatory.
