“Wow, just wow!” were the first words she said. Katrina Caso, an interior designer who creates gorgeous interiors for her clients, desired an inspiring space of her own. However, matching her budget with the neighborhoods she loved was challenging. Then this Spanish-style bungalow, one of four Tenants-in-Common (TIC) units in Echo Park, came on the market. It presented a unique opportunity. And turned out to be precisely what she was looking for.

Tenants-in-Common (TIC) units are a relatively new concept in the Los Angeles real estate market. It allows property to be owned by two or more people. It’s similar to owning a condo. However, unlike condos, where each unit is individually owned, TIC owners collectively share ownership of the entire property. With TIC agreements and financing, each owner has exclusive use and occupancy rights to their unit, outdoor space, and garage.


The property holds three Spanish-style structures on a gentle hillside. Katrina’s house sits to the rear, affording incredible views of the Echo Park hills, allowing a sense of peace to prevail. Inside, the space opens to an interior filled with natural light and an array of original 1930s details. Features include a step-down living room anchored by a decorative fireplace, original hardwood floors, barrel ceilings, arched doorways, and windows that bring in the green scenery of its surroundings. There’s also an enclosed porch that makes for a perfect home office, as well as a formal dining room.
